TRIFIC Green USD I-REIT has declared an interim distribution of $745,800 to unit holders, equal to $0.02 per unit, for the period ended September 30, 2026, according to a notice issued on October 29 by its trustee, NCBA Bank Kenya.
The board of Nabo Capital Limited, the REIT manager, recommended the payout, and NCBA Bank Kenya PLC, the trustee, approved it. The distribution is based on unaudited financial statements. Unit holders registered at the close of business on Friday, November 20, 2026, will qualify, and payment is scheduled for Monday, November 30. At the Central Bank of Kenya’s rate of about Sh130 to the dollar, the total is worth roughly Sh96.9 million, and the amount per unit implies about 37.3 million units in issue.
What stands out is the source of the money. The notice says the distribution is funded by income support from the promoter, Two Rivers Land Company (SEZ) Limited, and by interest earned on offer proceeds held on deposit.
The support applies while the transfer of the TRIFIC North Tower to the REIT is being completed. In other words, the payout is not yet coming from rent collected from the building, which is the main asset the REIT is meant to own. Once the transfer is done, rental income would be expected to become the main source of distributions.
TRIFIC Green USD I-REIT is a Capital Markets Authority, authorised income real estate investment trust listed on the Nairobi Securities Exchange. It is linked to the Two Rivers International Finance and Innovation Centre Special Economic Zone, which is based at Two Rivers Mall in Nairobi, where the North Tower houses its offices.
It joined the NSE on June 29, 2026, as the second dollar-denominated REIT on the exchange, after the ALP Industrial REIT, giving investors another way to earn income in hard currency from commercial property.
Under Kenya’s REIT rules, an income REIT must distribute most of its distributable income to unit holders, which is why such announcements are closely watched by investors who buy the units for steady payouts.
The notice says the payout will be made according to the REIT’s trust deed, information memorandum and applicable laws and regulations. Investors can contact the REIT on +254 709 902 480 or by email at sales@trific.co.ke.
